VA Home Loan Success StoryLast month I helped a single mother of three, who is also a Veteran, buy her first house using a VA home loan.  What I find remarkable is, she was able to purchase a 3-bedroom, 2-bath, single family home for less out-of-pocket than she would have paid if she moved into a new apartment, and she is paying less per month for a mortgage than it would cost to rent a similar sized home.

In other words, this is a great example for the rent versus own question.  As any renter knows, in order to move into a new rental property it requires at least 1 month’s rent.  My buyer’s mortgage payment on her new VA home loan is less than $750/month.  So to compare apples to apples, to lease a property that costs &750/month would require a $750 deposit.

But thanks to the great work done by Deborrah Bailey at Key Bank and Deborrah’s extensive knowledge of the VA home loan program, my buyer actually received 60% of her earnest money BACK at closing.  The result was, her total out-of-pocket cost to move into her own home, including inspection and appraisal, was roughly $500.  That is it!

Now her monthly housing payments are no longer going out the window but helping her build equity, providing her with the tax benefits offered through mortgage interest deductions, and allowing her to realize the American dream which as a Veteran she has fought to preserve.

While it may sound too good to be true, the VA home loan is a 30-year, fixed interest rate loan that is guaranteed by the Veterans Administration, which offers 100% financing to Veterans that qualify.  As an added bonus, and savings, since this loan is federally guaranteed the Veteran also avoids private mortgage insurance payments.

I’m also going to take this opportunity to toot my own horn a little.  As my buyer’s agent, I was able to negotiate as part of the transaction enough seller concessions to allow my buyer to also buy down her interest rate, which ended up being only 4.15%.  So if you or someone you know is a Veteran and are looking to take advantage of the low home prices and historically low interest rates, please give me a call.
